Midtown64 development set to bring retail, apartments and hotel to Henrico

Greenberg Gibbons last week broke ground on Midtown64, a $500-plus million, 46-acre mixed-use development at the Interstate 64/Broad Street junction in Henrico County. The project is a joint venture with Virginia-based Shamin Hotels and will be built on the former Genworth Financial headquarters campus.
The development will include up to 130,000 square feet of retail, restaurant and entertainment space, anchored by a grocery store and a new fitness concept. Midtown64 will also feature up to 300,000 square feet of Class A office space, nearly 1,000 apartments, 194 town homes built by Lennar, and a 226-room dual-branded hotel including Tempo by Hilton.
Brian Gibbons, chairman and CEO of Greenberg Gibbons, said the project reflects the company’s focus on creating destinations that bring people together. “This project reflects our continued commitment to creating engaging destinations across the East Coast,” he said.
Neil Amin, CEO of Shamin Hotels, said the hotel within Midtown64 will attract both business and leisure travelers. “We’re excited to partner with Greenberg Gibbons on another first-class project,” Amin said. “Having our hotel within this dynamic destination will be very attractive to both business and leisure travelers in the area.”
Construction will begin immediately and proceed in phases. The first phase, expected to be completed in 2028, will include retail, office space, multifamily residences, town homes and the dual-branded hotel. Later phases will add more office, retail, residential and hotel space.
Greenberg Gibbons, based in Baltimore, manages more than 6.7 million square feet of property across eight states. Shamin Hotels owns and operates more than 10,000 rooms in over 70 properties nationwide.
